By booking Casa de Sonho, guests agree to the following terms and conditions.
1. Scope. These terms and conditions apply to all short-term holiday rentals of Casa de Sonho in Mosteiros, São Miguel. They govern the booking process, payments, cancellations, house rules, liability and legal obligations under Portuguese Alojamento Local (AL) regulations.
2. Booking and payment. A booking becomes binding once the guest receives a written confirmation email. A deposit of 50% is due at the time of booking, and the remaining 50% must be paid 14 days before arrival. If the final payment is not received on time, the booking may be cancelled according to the cancellation policy.
3. Cancellation policy. Cancellations must be submitted in writing. Bookings can be cancelled free of charge up to 45 days before arrival. A 50% refund is granted for cancellations up to 21 days before arrival. No refund is provided for cancellations made less than 21 days before arrival.
4. Check-in and check-out. Check-in is available from 16:00, and check-out must take place by 10:00. Earlier check-in or later check-out may be possible depending on availability.
5. Maximum occupancy. The property may accommodate a maximum of six guests, including children and infants, unless otherwise agreed in writing. If more guests stay at the property than agreed, the stay may be terminated without refund.
6. Pets. Pets are allowed. Guests are responsible for ensuring that pets do not cause damage, disturbances or excessive noise. Any damage caused by pets must be compensated by the guest.
7. Smoking. Smoking is only permitted outdoors. Smoking inside the house is not allowed and may result in additional cleaning fees.
8. House rules. Guests agree to treat the house, furnishings and equipment with care. Any damage must be reported immediately. Guests must respect quiet hours during the night, avoid moving heavy furniture, follow safety instructions, and use fireplaces and appliances responsibly. Permission must be requested for parties or events.
9. Registration of guests. Under Portuguese AL law (AIMA/SEF), all guests must be registered within three days of arrival. Guests must provide passport or ID information before check-in.
10. Liability of the guest. Guests are responsible for any damage caused by themselves, accompanying persons or pets. They are also liable for lost keys or remote controls, misuse of equipment and any excessive cleaning required due to improper use.
11. Liability of the host. The host is not liable for temporary interruptions of water, electricity or internet, for noise from neighbours, nature or local activity, or for weather conditions and natural events. The host is not liable for theft or loss of personal belongings, nor for accidents resulting from improper use of the property or its equipment. Liability is limited to intent and gross negligence, as permitted by law.
12. Force majeure. The host is not responsible for disruptions caused by events beyond their control, including natural disasters, volcanic activity, severe weather, strikes, power outages, civil disturbances or travel restrictions. Refunds follow the cancellation policy unless required otherwise by law.
13. Privacy. Guest data is processed in accordance with the EU GDPR and Portuguese AL regulations and is used only for booking management, communication, legal guest reporting and safety.
14. Governing law. These terms and conditions are governed by Portuguese law. The place of jurisdiction is Ponta Delgada, unless mandatory consumer protection rules specify otherwise.
15. Acceptance. By booking or staying at Casa de Sonho, guests confirm that they have read and accepted these terms and conditions.
